MAP Coco Palms

General description of Coco Palms condo:

As it is a resort themed condominium development, Coco Palms has lots of water features including a salt water pool, grand lagoon, hydrotherapy pool with massage jets, a play pool as well as a 50 meter lap pool. Basically, if you or your family love water and resort style theme, you will love the design and facilities at Coco Palms.

As you can tell, resort vibes, palm trees and water features are definitely the main theme when it comes to Coco Palms. So if that is what you are looking for in a condo while having it relatively near a MRT station and a bus interchange, then you need to seriously consider living at Coco Palms condominium.

Carpark lots are all in the basement, so if you want a fully sheltered carpark, you definitely got it. Since basement carparks are also more sheltered from the elements, your car will also be cleaner for a longer period of time in between washes. There are several retail stores within the Coco Palms development, and all of them are situated near the major intersection at the part of the condominium nearest to Pasir Ris MRT station. You might want to note though that these retail stores are open to public access. However, accessibility to these convenience stores does not provide access to the condo itself, it is a different access point. So you will not have strangers trespassing into the privacy of the development.

Due to the arrangements of the blocks within the development, many units are actually West facing. Not too much of a problem if you do not work from home. But after 2020 and 2021, many people have started working from home entirely, or at least for multiple days out of a week. If so, afternoon sun should be a real concern of yours. Pick units carefully if so.

Pros of Coco Palms condo:

You get convenience stores and more just at your void deck (which is also public accessible).

While it is unsheltered, you are within just a few hundred meters of Pasir Ris MRT station as well as the Pasir Ris bus interchange, which makes it extremely convenient for you to get anywhere in Singapore via public transportation.

A short car drive also takes you to Changi Business Park, Singapore EXPO and Changi International Airport or JEWEL. You are also only a 5 minutes car drive away from White Sands, Downtown East, Tampines Mall, Century Square and Tampines One.

Prices per square feet here are generally lower than that of the newer launch Pasir Ris 8, while being relatively close to White Sands shopping mall and Pasir Ris MRT station still.

Cons of Coco Palms condo:

If you live in the units facing the main junction at the intersection spot between Pasir Ris Drive 8 and Pasir Ris Drive 1, you will have a lot of traffic noise during the evening hours. Traffic is extremely heavy over there, and it occurs every single business day.

You might have a harder time selling your Coco Palms condo unit for a profit once Pasir Ris 8 is developed. This is because Coco Palms is both further away from the MRT station as well as older, and both are also 99 years leasehold. I recommend you think twice about this location if your intention to buy is to flip the house for a profit, unless you manage to get a unit which is far below valuation.

What you need to note about Coco Palms condo:

The units facing the junction between Pasir Ris Drive 8 and Pasir Ris Drive 1 will be breathing in tons of exhaust fumes and suffer from pretty bad noise pollution. Unless you are turned on by that, I recommend that you pick a unit within Coco Palms that is not facing there and further away from the intersection.

If you get the wrong units, you will either face the noisy intersection, or face the afternoon sun – and many units are exposed to either.

If you get the right units, you will get a beautiful pool view, have zero afternoon sun, have little noise pollution, while living in a condominium close to many shopping malls as well as a MRT station and a bus interchange station.

When it comes to Coco Palms units, it can be one of your worst nightmares, or perhaps one of your best decisions ever. Pick wisely when it comes to the units within Coco Palms condo – the differences are huge.

Nearest schools to Coco Palms condo

Nearest schools to Coco Palms condo are Park View Primary School, Elias Park Primary School, Hai Sing Catholic School, Pasir Ris Crest Secondary School, Meridian Secondary School, and Tampines Meridian Junior College. You certainly get lots of nearby school options for your kids if you live at Coco Palms, but sadly none of them are prestigious. They are pretty much what you would classify under typical neighbourhood schools. Nearby schools are not a plus point when it comes to Coco Palms.

Summary for Coco Palms condo:

If you are thinking about getting a condominium unit here so that you can send your kids to good schools, this might not be your best option. While there are a lot of primary and secondary schools, and even a Junior College nearby, none of them are the super prestigious type.

While Coco Palms is relatively near to Pasir Ris MRT station, it is still an unsheltered walk of several hundred meters. Before, Coco Palms will have been the closest condominium to the Pasir Ris MRT. However, with new launch condominium Pasir Ris 8, Coco Palms will lose that reputation. Pasir Ris 8 is going to be built literally next to and directly connected to the MRT station. As a result of that, you can be expecting that it would be difficult for Coco Palms valuation to seriously rise. Pasir Ris 8 was also fully sold within a week of its launch, and when it comes to valuation wise, can be a serious competition to you if you are intending to buy Coco Palms to resell it in future. Therefore, if you intend to buy or rent at Coco Palms, be sure to negotiate hard with the seller. With Pasir Ris 8 being developed, Coco Palms has some serious competition when it comes to proximity to the Pasir Ris MRT station.

Of course, proximity to MRT station should never be considered as the main or only factor when it comes to buying or renting a unit. This is especially the case if you already have or intend to get a car. But as Coco Palms condo is also close to many malls with many stores and supermarkets such as White Sands, Tampines Mall, Century Square, Tampines One and is also only a short drive away to Changi International Airport and Jewel, accessibility is pretty good when it comes to Coco Palms.
